Welcome to the latest edition of the Agave Home Loans newsletter. Here's a recap of how our July finished up: 

  • We set a company record for the second month in a row with 112 loans submitted into underwriting.

  • We set a company record for the second month in a row helping 82 clients. close home loans on purchase and refinances.

  • We closed $23,103,058 in total loan volume.

  • Added 50 5-star Google reviews. 

  • Our average turn-time improved to 17.15 days on all closings which included purchases and loans requiring appraisals.

 Extremely proud of our group for setting records in the number of clients helped for the second month in a row. One of our PUPs (Philosophies U Practice) is what we call the "time value of hustle." Time value meaning that your future results are worth more when you've put in the work today. A focus on learning, growing and challenging ourselves in the present makes the future more valuable. Our team members have been using these skills and knowledge to deliver a great experience to clients. In fact, over 30% of our new clients in July came from referrals. 

The Future Is Bright

    Humanity is going through a trying time right now. It's been a difficult year and a half for everyone.     And yet, I'm excited about the future.  We've adapted to a new world. The ability to work remote opens up doors for people to work in smaller communities that gel better with their lifestyle. Folks that were forced to live in large urban areas can now venture out and still keep high-paying jobs. Higher earning remote workers moving to smaller towns will bring new money and opportunity to small business in historically rural areas.    There's been a realization for many that 10 hours a day in a large office might actually only consist of 4 real hours of work with 5-6 hours of "meetings" and "showing face." Employers are realizing they need to step their game up with pay, benefits and flexibility to retain talent. If Uber drivers can earn solid money working their own schedule, good luck paying someone minimum wage to do difficult labor.    The gig and contract economy is here to stay and will only grow larger. Sites like Upwork, Fiverr and Thumbtack allow independent contractors to take jobs at a desired rate and more easily scale a business. Facebook and Google advertising combined with organic social media content can build for small businesses a relevant audience with the snap of a finger. These advertising platforms come with many problems needing reform but for the sake of someone desiring to control their own time and earning potential, the future is bright.   In addition to changes in our work, scientists have been thrown into the spotlight for the first time that I can remember. I believe added attention around the virus and vaccine will inspire a whole new generation to enter the field of biology, chemistry, and science in general. New generations have so many more educational resources available than the older scientists of today. Gene-editing and discoveries with biotechnology are actively curing diseases that impact millions across the globe and efficiencies in financial markets are allocating these people resources to drive down costs.   Negative, sensationalized headlines in the media drive more clicks than complicated and positive ones. People are less likely to read science journals like Nature than they are an article on the timeline of Sarah Jessica Parker's and Kim Cattrall's never-ending Sex in the City feud. There are not enough stories about good deeds and the incredible breakthroughs happening with carbon captureelectric vehicles, and ocean clean-up.    Out in the real world, you control your own attitude and actions. You control your ability as a Democrat or Republican to be kind and friendly to people of all political affiliations. You control your ability to be respectful of other people's opinions, even when they differ from your own. My personal observations are that the team members in our office from all walks of life get along and co-exist with different opinions. They're respectful and care about helping our clients and making money at the same time. We can strive to play positive-sum games where all stakeholders benefit from the services of a business or organization.    People will have more freedom and flexibility around where they live, their hobbies, their work, their schedule, and their time. Science is accelerating and opening up doors to help people with disease and overall quality of life. Poverty is declining as are child mortality rates. Humans will work together to fix the things driving divisiveness and climate change. There's less global war now than there has been in the last 2,000 years. Housing Wire: The Biden administration will use the most effective tool in its toolkit to increase minority homeownership: the Federal Housing Finance Agency (FHFA).The FHFA on Wednesday proposed new affordable housing goals for Fannie Mae and Freddie Mac, goals that would require it to “responsibly promote equitable access to affordable housing that reaches low- and moderate-income families, minority communities, rural areas, and other underserved populations.”Housing Wire: Delinquency rates for mortgage loans on one-to-four-unit residential properties shrank across the board to 5.47% in the second quarter, according to a Mortgage Bankers Association survey published this week.Compared to the previous quarter, the delinquency rate dropped 91 basis points and was down a whopping 275 bps from a year ago.
